TRAGEDY ASSISTS WITH FIRE SAFETY REGULATIONS

After 72 lives were lost in 2017, the Grenfell Tower disaster affected many and encouraged new legal obligations in building requirements. Dame Judith Hackitt's review into the Grenfell Tower tragedy assisted in paving the way and allowing 'Planning Gateway One', one of three Gateways, to be finally in operation this week.


Since this tragedy, Electrical Contractors' Association (ECA) and Fire & Security Association (FSA) have assisted in planning more sturdy standards of electrical competence and fire safety by conducting many reviews into previously dangerous buildings.


On an optimistic note, these new 'Gateways' are a brand-new legal obligation under the Town and Country

Planning (Development Management

Procedure and Section 62A Applications) (England) (Amendment) Order 2021.


The 'Planning Gateway One' ensures that high-rise developments consider fire safety and put the proper barriers to ensure buildings are as safe as possible. As the Chief Inspector of Buildings, Peter Baker released a statement saying that "the introduction of planning gateway one is an important milestone in the journey to radically reform building safety so that residents are safe, and feel safe, in their homes."


Housing Minister Rt Hon Christopher Pincher MP said that "this is a key step in our progress towards a new, risk-based building safety regime that will ensure fire safety is prioritised at every stage in the development of high-rise buildings." I bet many individuals are happy to hear of the positive direction we are now going in regarding this troubling concern - and hoping for future measures down the line.
